1970 Blazer 4wd - what's market value on this

A local guy is asking 10k for a 70 Blazer bought new by his father-in-law at a local dealer (he's not sure which and has no documentation but I believe the guy).

Despite being a NM truck, it's had a rocker replaced as well as a portion of the floor pan. I see evidence of other small areas of minor rust. The undercarriage is solid and drive train original. A hitch is cradled under the gas tank and welded to the frame (as are the rear bumper brackets). The back hatch has some fiberglass loss at the latches but the top is otherwise solid. needs new inner/outer grill and the paint job is a cheapie.

It's relatively bare-bones but has gauges, TH350, and the original 350 motor. Aftermarket AC was added (not working) with two holes for hoses added to the firewall.

10k it's not worth. What about 5k? I'd like to get back into a Blazer but was hoping to locate a good local CST. What I like about this one is its relatively clean and original and could be decked out as a CST as part of a rebuild.
