I do the bulk of my fabrication work in the house garage for now, which is insulated, drywalled, heated, and wired for 240 for the mig, tig, and plasma. Not to mention it has lights

I hear you on that. thats a good size shop. At least you go the space to keep it all inside. all it takes is money and time. both of which can be hard to come by some times.
